A major benefit of the SF+ADU Program is pre-designed units that minimize up-front cost to the homeowner. Finishes and structural considerations are standardized to eliminate costly design fees. Homeowners can customize their exterior paint color and door color, and complete other customizations like landscaping and interior paint changes after construction.

On average 10-18 months depending on the ADU model type and homeowner readiness.

The program partners with Habitat for Humanity of Metro Denver for stick-built construction and Villa Homes for modular off-site construction, while some homeowners may also work with on-call builders.

We understand that many homeowners who work in the design/build field would like to work on their own ADUs. Unfortunately the program cannot support such arrangements. For homeowners working with Habitat for Humanity, you are welcome (but not required) to volunteer on your own build site.

The ADU Program now serves homeowners with ADU zoning citywide.

Your site must 1) have ADU zoning, 2) all structures must permitted, 3) you must have a clear area in the rear of your lot.

The program works by enabling homeowners of all income levels to successfully develop an ADU. In exchange agree to the following for 25 years: 1) Homeowners rent their ADU or primary dwelling with a lease longer than 30 days (no short term rentals) 2) Homeowners maintain rent under 80% Area Median Rent for Denver County (set by the Colorado Housing Finance Authority, or CHFA), and 3) Either the homeowner or the renter must initially qualify at or below 80% Area Median Income.

The program is designed to allow homeowners to sell their homes and exit the program.

We do not provide garage demolition, but are happy to talk with you about the process.

There is no cost to apply! Homeowners pay a deposit that covers a portion of SF+ ADU’s Program’s pre-development cost after financing and site pre-qualification.

The program works with partners to reduce the cost of ADU construction by up to $85,000 depending on unit size, model and household income. Homeowners then finance the remainder through either refinancing their existing mortgage, taking out a Home Equity Line of Credit, savings, or a combination of the above.

Pricing can change quarterly, and depends on unit size, available cost-savings, and site specific variables like soils and infrastructure.

You have ADU zoning and a clear space in the rear of your lot. You are financially prepared to seek a mortgage for construction or willing to work with a housing counselor to get there.
