The West Denver Single Family Plus (WDSF+) Accessory Dwelling Unit (ADU) Pilot Program assists moderate- and low-income qualified homeowners to design, finance, and build an ADU on their residential property. Find out how an ADU could benefit you and let us help you determine if you qualify.


The first WDSF+ ADU Pilot Program participants are moving through the financing, contracting, and design process. The WDRC is actively searching for homeowner participants who live in West Denver and want to use their zoning and home equity to build an ADU on their property while the ADU Pilot Program is exclusively in west Denver.

A “mother-in-law suit”; “granny flat”; “casita”; “backyard cottage”; a “carriage house”. You’ve probably heard of an ADU.

An accessory dwelling unit, or ADU, is a second, usually smaller house on a homeowner’s residential lot. In Denver, an ADU must be in the back 1/3 of the lot or yard. To improve access to ADU development, our program provides design-finance-build services and significant cost savings for qualified homeowners to build a detached ADU.

WDSF+ ADU Handbook

The purpose of the WDSF+ ADU Handbook is to explain the basics of building a detached ADU or a tandem house in the City & County of Denver.




A homeowner residing in the nine WDRC neighborhoods can leverage current home equity to build a detached ADU for a rental unit or added living space. The ADU will increase total property value and the homeowner can build wealth and gain monthly financial benefits. Some benefits of ADUs include:
